• Make As-Is offers and close with-in 30 days. Home does not need to be livible at time of closing.
• Down payment required. Ranges from 20% to 30% based on sales price + renovation cost.
• Loan program are usually a 30 year fixed rate based on current market.
• Allowable properties are 1 to 2 units with maximum loan amounts: 1-unit = $417,000 2-unit = $533,650
• Credit score must be 720 or better 740 for self employed individuals.
• Investor must have additional 6 months of reserves payments.
• Appraisal is based on future value of subject renovations.
• Any type of renovation are allowed. Room additions, full gut jobs, simple upgrades, or just remodeling.
